Facility Maintenance: A inside look at the maintenance process in our warehouse

A lot of people know PROSOCO as the cleaning chemistry experts and the manufacturer of the cleaning solutions trusted by countless facility managers, builders and owners. We get a lot of questions from facility managers about how they can best keep their facility clean with routine maintenance.

But what do we use to keep our own facility clean and running smoothly? We made a video to show you how we tackle common maintenance challenges throughout our own manufacturing and warehouse facility.

In this video, we walk through several common maintenance situations and demonstrate the products and processes our team uses to keep our floors, workspaces and outdoor areas clean and presentable.

Cleaning Fresh Oil and Grease Residue

Remove Surface Oil Quickly with Cleaner/Degreaser

Even if you notice it quickly, it is nearly impossible to completely clean oil spills with just soap and water. Oil residue can remain behind and leave unsightly stains or slippery surfaces.

For fresh oil and grease contamination, we use Cleaner/Degreaser because it contains the chemistry needed to break down and completely remove remaining residue from the surface.

How We Use It

  1. Wipe up any excess oil from the surface.
  2. Apply Cleaner/Degreaser to the stained area.
  3. Allow the product to dwell for 1–3 minutes.
  4. Scrub vigorously with a brush.
  5. Wipe away the residue.

Dilute Cleaner/Degreaser based on the severity of the stain. For heavy oil & grease removal, dilute 1 part cleaner to 4 parts water. For paint and sealer residues dilute 1 part cleaner to 9 parts water. For daily maintenance cleaning, dilute 1 part cleaner to 100–200 parts water.

Cleaner/Degreaser also works great on grease films, adhesive tape residues, rubber tire marks, and scuffs. For larger cleaning areas, rinse with low-pressure water after scrubbing.

Important: Do not exceed 1,000 PSI when rinsing.

Removing Deep-Set Oil Stains

Pull Embedded Oil Out of Concrete with Oil & Grease Stain Remover

Older oil stains (or in our case, a persistent oil leak) are harder to clean because the oil has penetrated deep into the concrete. In order to remove those stains, you need a cleaning product that will pull out the oil from deep within the concrete.

Oil & Grease Stain Remover is a unique poultice cleaner which works by drawing oil contaminants out from deep within the concrete.

How We Use It

  1. Sweep away dirt and debris.
  2. Shake the container thoroughly.
  3. Pour directly onto the stained area.
  4. Allow the product to dwell for approximately up to 24 hours (or until product has thoroughly dried)

As the product dries, it pulls embedded oil out of the concrete, allowing you to remove the dried powder and the oil it has absorbed.

Once dry:

  1. Scrape away the dried material.
  2. Sweep up the remaining residue.
  3. Rinse the area to remove any remaining powder.

Some severe stains may require additional applications.

Daily cleaning for concrete floors

Maintain Concrete Floors with BD Klean 595

A large portion of the floors in our facility are concrete floors. We love our concrete floors and how clean and shiny they look, but some traditional maintenance cleaners will damage concrete floors. We didn't want that to happen to our floors, so our facility team uses BD Klean 595 for daily cleaning. BD Klean 595 is specifically formulated for concrete floors and even includes chemistry to actively harden and strengthen the concrete.

Recommended Dilutions

  • Normal cleaning - 1 oz cleaner per gallon of water
  • Deep cleaning - 2-4 oz cleaner per gallon of water

For an even greater shine, you can use a white floor pad to buff the surface and enhance shine.

Versatile Cleaning Around the Facility

Handle Everyday Stains with All-Purpose Cleaner

From patios and walkways to work areas and common spaces, All Purpose Cleaner is a versatile option for a wide range of routine cleaning tasks.

On our patio, we used it to clean ketchup staining from an outdoor concrete patio.

How We Use It

  1. Remove any excess staining material.
  2. Pre-wet the surface.
  3. Apply the cleaner.
  4. Allow it to dwell for 1–10 minutes.
  5. Scrub with a brush.
  6. Rinse thoroughly with water.
  7. Allow the surface to dry.

For routine cleaning, dilute at:

1 ounce of product to 10 ounces of water

For tougher stains, the product can be used at stronger concentrations as needed.

Repeat the process for heavily stained areas.

Unlike liquid cleaners, a poultice doesn't spread oil deeper into the material. Instead, as the poultice dries, it bonds with hydrocarbons in the stain and pulls them to the surface. This drying and extraction process allows for more complete removal of oil compared to methods like pressure washing, which may drive oil further into the concrete.
